Field Visit to Signature Global – A Real-World Insight into India’s Real Estate Growth Story
Radhika shares about learning about affordable housing to luxury projects - investments, execution and everything in between - from specialists on the ground
As part of the course Real Estate and Investments taught by Yash Gupta (Managing Partner, YGR), I along with my peers had the unique opportunity to visit Signature Global’s upcoming luxury housing project as well as an affordable housing project site in Gurgaon. The visit provided us with a chance to witness firsthand the scale, vision, and impact of one of India’s fastest-growing real estate players.
We were privileged to be hosted by Mr Pradeep Kumar Aggarwal (Founder and Chairman), Mr. Rajat Kathuria (Retail CEO), Mr Manish Swaroop, and Mr Pankaj Agrawal from Signature Global, along with Mr Vipul Roongta (MD & CEO) and Mr Manish Agarwal from HDFC Capital Advisors Limited. Their combined perspectives offered a comprehensive view of the evolving real estate landscape and Signature Global’s journey with it.

It was truly inspiring to hear Signature Global’s story. In just a decade, they have managed to establish themselves as one of the top five real estate players by sales and crossed the ₹10,000 crore mark. Further, they rank among the top eight by market capitalisation in the sector. The leadership shared how the company began with a strong focus on affordable housing, targeting first-time homebuyers and the aspirations of India’s lower and middle-income groups. What was unique about their affordable housing projects was their commitment to quality. They built customer trust and a positive reputation in the market by not compromising on quality.
Their story is also a testament to resilience and entrepreneurial spirit. Mr. Aggarwal candidly shared how he leveraged his own home to secure Signature Global’s first loan from HDFC. Signature Global also has a strong focus on timely delivery and has never defaulted on project completion across their 37 projects. This is an exceptional feat in India’s real estate sector.
In 2019, post their success in the affordable housing segment, Signature Global strategically expanded into the middle-income segment. They spoke about how the pandemic would have forced them to move into that segment. However, starting their journey earlier gave them an edge. Most recently, in 2023, they have ventured into the luxury housing market. Thus, marking their evolution into a diversified real estate player. What remained consistent throughout was their focus on customer-centricity and quality execution.

Visiting the affordable housing site was particularly insightful. It allowed us to understand the operational intricacies of large-scale residential projects, including land acquisition, regulatory challenges, and financing structures. Hearing from the leadership of both Signature Global and HDFC Capital added depth to our classroom learning, offering a practical lens on how real estate projects are funded, scaled, and delivered in India’s complex urban landscape.
This visit gave insights into the world of real estate with respect to customers, investments, entrepreneurship and more. Signature Global’s journey exemplifies how sustained delivery, investor backing, and an ability to adapt to changing market demands can create significant value in this sector.
